These Terms of Service (“Terms”) govern your use of iHousing (“iHousing”, “we”, “us”) at ihousingnyc.com. By creating an account or using the service, you agree to these Terms. If you do not agree, please do not use the service.

1. Who can use iHousing

You must be at least 18 years old and able to enter into a binding agreement. The service is intended for international students and others seeking housing in New York City.

2. What iHousing is

iHousing is a platform that lists verified rooms, helps match you with roommates, and arranges in-person viewings. We are not a real-estate broker and are not a party to any lease between you and a landlord. Listings and matches are provided to help you make your own decision.

3. Your account

You agree to provide accurate information, keep your login credentials secure, and be responsible for activity on your account. Notify us promptly of any unauthorized use.

4. Verification and documents

To confirm eligibility we may ask you to upload documents such as an I-20 or passport. You confirm that the documents you provide are genuine and belong to you. Submitting false information may result in suspension.

5. Viewings, applications, and payments

Submitting an application or requesting a viewing does not guarantee a room. Rooms are subject to availability and landlord approval. Where payments (such as deposits or rent) are processed through the service, they are handled by our payment processor and are subject to the applicable booking terms shown to you at the time.

6. Acceptable use

You agree not to misuse the service, including by posting false information, harassing other users, attempting to bypass security, scraping data, or using the service for any unlawful purpose.

7. Content and intellectual property

The service, including its design and content, is owned by iHousing or its licensors. Content you submit remains yours, but you grant us a license to use it as needed to operate the service.

8. Disclaimers

The service is provided “as is” without warranties of any kind. We do not guarantee that a room, roommate, or viewing will meet your expectations, or that listings are error-free. You are responsible for evaluating any room and any lease before you commit.

9. Limitation of liability

To the maximum extent permitted by law, iHousing is not liable for indirect, incidental, or consequential damages, or for disputes between you and a landlord or roommate arising from your use of the service.

10. Termination

You may stop using the service at any time. We may suspend or terminate access if you violate these Terms or to protect the service and its users.

11. Governing law

These Terms are governed by the laws of the State of New York, United States, without regard to its conflict-of-laws rules.

12. Changes

We may update these Terms from time to time. Continued use after changes take effect means you accept the updated Terms.
