This Cookie Policy explains how iHousing, operated by International Housing NYC Inc., uses cookies and similar technologies on ihousingnyc.com. It should be read together with our Privacy Policy. In short: we use only the cookies needed to run the site and to understand how it performs — we do not use advertising or cross-site tracking cookies.

1. What cookies are

Cookies are small text files that a website stores on your device to make it work and to remember information about your visit. Some are essential to core features such as signing in; others help us measure performance. “Similar technologies” include local storage and comparable browser features used for the same purposes.

2. Cookies we use

Essential cookies are set by our authentication provider (Supabase) to keep you signed in, keep your session secure, and remember basic preferences such as your language. These are required for the Service to work and cannot be turned off through the site. We do not use them to track you across other websites.

3. Analytics

We use privacy-friendly analytics (Vercel Web Analytics and Speed Insights) to understand how the site is used and to improve performance. These are designed to be cookieless and do not track you across other websites or build an advertising profile about you. They collect aggregated, limited data such as page views, device or browser type, and approximate performance metrics.

4. Maps and other third-party content

Pages that display a map load Google Maps. Google may set its own cookies and collect data when a map loads, governed by Google’s privacy policy rather than ours. Maps load only on pages that show them — for example, room and search pages — not across the whole site.

5. Advertising and tracking

We do not use advertising cookies, third-party marketing pixels, or cross-context behavioral tracking, and we do not sell your personal information. Because we do not run these trackers, we do not show a cookie-consent banner. If this ever changes, we will update this policy and, where the law requires, ask for your consent first.

6. How to manage cookies

You can control or delete cookies through your browser settings — most browsers (Chrome, Safari, Firefox, and Edge) let you block or clear cookies and browse privately. Please note that blocking essential cookies will prevent you from signing in and using key parts of the Service. To limit what Google Maps collects, you can adjust your Google account and browser settings or avoid pages that display a map.

We may update this Cookie Policy from time to time. When we do, we will revise the “Last updated” date above. Your continued use of the Service after an update means you accept the revised policy.
